o to my sd wife the three dwelling houses on Catherine Hill and a dwelling house behind Catherine Hill, all in the psh of Frome, so long as she continues my widow; and immediately after her her death or remarriage, to my son Christopher COCKEY for life from the determination of the estate to Walter BROWNING, Apothecary of Frome Swd, and William BAILY, Mercer of Frome Swd and their heirs for the life of Christopher COCKEY in trust for him and to preserve the contingent remainders; and after his death to the first and every other son legally begotten of his body in remainder one after another as they shall be in seniority of age; and for default of such issue, to every daughter of his, as tenants in common and not as joint tenants... and for default of such issue, to my son Lewis COCKEY, his heirs etc.

o Whereas my late grandfather Anthony BISHOP in his last will and testament dated 6 Apr 1767 gave me and to my heirs for ever after the death of my beloved mother that messuage in which he then dwelled, also the skin yard, workhouses, outhouses and outlets then in the occupation of James BROWN his tenant which adjoined the sd messuage together with all outhouses, buildings, yards, backsides, ways, waters, easements and appurtenances, and whereas my late father Lewis COCKEY by his last will and testament dated 12 Dec 1774 gave me and my heirs for ever after the decease of my beloved mother that dwelling house on or near Frome Bridge within the psh of Frome Swd then in the tenure or occupation of Thomas YEELES, I give the same two messuages to my brother Christopher COCKEY, his heirs etc. for ever; and whereas my mother some time ago purchased the reversion in fee and inheritance of the house she now lives in which is given to me by my father's will after the decease of my mother during the terms by which it was held, which reversion and inheritance was conveyed to me, and my heirs, I now give the same reversion in fee and inheritance to my sd brother Christopher COCKEY his heirs etc. for ever in the same form as the sd house was given me by my father's last will; and whereas my mother some time ago also purchased the reversion in fee and inheritance of a messuage on Katherine Hill in the psh of Frome Swd with the lands etc. belonging, which reversion in fee and inheritance was also conveyed to me., I now give the reversion in fee and inheritance to my brother Christopher COCKEY, his heirs etc.

1797 new lease granted to Wm. HAGLEY 7 Apr, surgeon of Frome Swd, for a plot of ground whereon a messuage formerly stood called 'DOBSONs', near Tuckmarsh, with a garden and meadow adjoining, bounded on the west by Tuckmarsh and on the north by Claybridge Lane, with meadow bounded on the south by Budge Lane. and arable at Feltham Hill, formerly in the tenure of Henry BIGGS and late of Joseph BAILY  [gent of Frome Swd, by lease dated 28 Jan 1777]. Also an allotment of land in Turkmarsh late part of the commons of the manor and allotted in lieu of right of common. In the manor of Frome Westwoodlands. A plan of the premises is drawn on the back of the lease. Written on the back: 28 Aug 1797, memorandum that possession of the premises was taken by Jeremiah CRUSE on 28 Aug 1797. Written on the cover of the counterpart: 'Entered survey folio 267', 'Expired by the death of Edward HAGLEY 28 Nov 1839 and the premises fallen into hand'. [12]

All my household furniture etc., paintings, prints and books to my wife Elizabeth and after her death to my son Edward HAGLEY, Apothecary of the City of Oxford and my daughter Mary HAGLEY, Spinster of Frome; all my leasehold estates, money and personal estate to the sd Edward HAGLEY for the life of my wife Elizabeth on trust to pay her the rents, interest etc; on her death,  to my daughter Mary and her heirs my leasehold messuage and bdgs in Bath St and Palmer St now occupied by the Board of Guardians of the Poor of Frome Union as a Board Room and as a clerks office and also as a Registry Office, part of which premises were recently occupied by my son in law Edward COCKEY as a warehouse and the remainder as a dwelling house by the Misses GUYER, and also the leasehold messuage or dwelling house and yard adjoining the last mentioned in Bath St occupied by Joseph PAPPS, Carpenter, for the remainder of the lease granted by the late Marquess of Bath; on the death of my wife all monies, securities and other personal estate not otherwise disposed of to my son Edward absolutely, subject to pecuniary legacies to my three daughters; to son Edward and his heirs a farm and lands near Feltham by the power reserved to Testor in his marriage settlement dated 14 May 1784; also the lands in Frome psh devised to Testor in the will of Mrs Anne POBJOY deceased; the lands in Frome psh purchased by Testor from the trustees of the late James AYRES; and all my other lands and the residue of the estate subject to the following legacies: £200 to my dau Elizabeth w/o Edward COCKEY; £200 to my dau Sarah w/o Laurence HAGLEY; £200 to my dau Frances widow of Samuel Fitzherbert BOWDEN. 1838 1st codicil signed 28 Aug: legacy not to be paid to dau Elizabeth until son-in-law Edward COCKEY has repaid a considerable sum borrowed on Testor's real estate. Witnesses: Alfd WHITAKER, Solr, Frome; Alfred OVERBURY, clerk to Mr WHITAKER.

1838 2nd codicil signed 19 Nov. To son in law Edward COCKEY the remainder of Testor's term in a piece of land held under the previously mentioned BATH lease which Edward COCKEY has occupied for some time, part of it a portion of his foundry yard, the rest part of the foundry or warehouse recently erected, the remainder of the latter being his property. The piece of land abuts on the NE to a roadway and yard, part of the leasehold bequeathed to Edward HAGLEY and occupied by Joseph PAPPS, on the SE to a garden belonging to Edward COCKEY occupied by _ WHITEHOUSE and divided from it by a wall, and on the other sides by premises occupied by Edward COCKEY. It measures 26 ft from the garden occupied by _ WHITEHOUSE to the NW side and 26 ft from the roadway and yard occupied by Joseph PAPPS to the SW side. Also the right of way along the roadway from Bath St to the yard occupied by Joseph PAPPS. Witnesses: Alfd WHITAKER, Solr, Frome; Alfred OVERBURY, clerk to Mr WHITAKER.

"In due time Blacker himself was buried, an event vividly remembered a lifetime later by 94 year old Job Summers, because it was the day that Mr Pobjoy, the clerk, fell from the belfrey and was killed. This was in 1739..." [7]

" [This] information... comes from 'The Champneys Narrative' (London, 1809), compiled and arranged by T.S. Champneys. This is a record of a trial as to who had the right to appoint the sexton of Frome. On page 84 it is stated: 'Job Summers, Aged 94. To prove that Blacker was appointed sexton by John Champneys, esq. and that he executed his office until his death, which he, witness, very well remembers, from the circumstance of Pobjoy the then clerk, falling from the belfry, and being killed on the spot, the day on which Blacker was buried.'" Wm Blacker was in fact buried 30 Jan 1739/40 [9]
